Every price on this page includes 21% IVA. No hidden extras. No surprises on the invoice. And before I start any work, I'll always confirm the cost with you first.
Why the price includes IVA: Spanish law adds 21% IVA to labour and materials. I could show you a price and add the tax at the end. I don't. €100 plus 21% IVA comes to €121, and that's the number you see, because it's the number you'll actually pay.
Residential pricing
For homes, apartments, and villas.
Monday to Friday, 08:00 to 17:00
Extra time is charged in 30-minute increments after the first hour.
Saturday and Sunday
Weekdays 17:00–08:00, Sundays, public holidays, or any flooding, burst pipe, no-water, or urgent leak
Emergency jobs are always prioritised.
Property management & rentals
For holiday lets, Airbnb and Booking.com properties, landlords, and property management companies looking after several homes.

Why rental properties are priced differently
A holiday-let isn't quite a normal home job, even though the property itself is still someone's house. The person calling me is often running it as a business, managing cleaners, keyholders, and guests, sometimes across more than one property.
Guests want problems sorted fast. A blocked toilet or a leak during someone's stay can cost real money: a lost booking, a bad review, a refund. So these jobs are priced a little above standard residential, to reflect that extra urgency.
But it's still a home, not a shop or an office. That's why the rate sits below commercial, not at it.

For restaurants, bars, hotels, shops, and offices.
Monday to Friday, 08:00 to 17:00
Saturday and Sunday
Any time outside standard hours
Commercial emergencies are prioritised because of the impact on your business.
Materials
If a job needs parts, a handling charge covers sourcing, transport, and the warranty on what's fitted. 21% for residential jobs. 40% for commercial. IVA applies on top, same as labour.
Typical costs
A rough guide, so you know roughly what to expect before you call:
- Fixing a leaking tap or toilet: usually within the first hour
- Unblocking a sink or drain: normally 1 to 1.5 hours
- Installing a new water heater: from €300 plus parts, depending on the model
- Full bathroom installation: priced after I've seen the job and given you a proper quote
These are guides, not quotes. Every job gets a real price before work starts.
If you need to cancel
If you cancel a confirmed appointment with less than 24 hours' notice, or I can't get access when I arrive, an abortive fee applies: €60.50 for residential, €90.75 for commercial, both include IVA. I'd rather you never needed to know that. But it's fair to say it upfront.
Payment and guarantee
- Payment methods: cash, card, bank transfer, or Bizum
- You'll get a full invoice with IVA for every job
- 12-month guarantee on all my labour, and manufacturer warranties apply on any parts fitted
